    I haven’t watched the video yet, but I would recommend drawing up a quarter inch equals 1 inch scale floorplan and then creating quarter inch equals 1 foot scale cut outs of your major furniture pieces. You might find out that a bed won’t squeeze into a bedroom! And you can see how furniture layout might be easy or impossible. Consultant architecture student to analyze the floor plan if you aren’t familiar with how to do that. Pay them $100 and they’ll jump for glee!

    The solution to condo issues is called a "detached single family ranch" where you OWN your home (not a hunk of someone else's building you don't control) and OWN the land under it. Condo living is completely vulnerable and not just to collapse from lack of maintenance.

    I will make one alternation: install a secret door in the master walk-in that takes you out to the laundry room. This way you wouldn't have to get changed and then sneak back into the bedroom in order to leave 1:51

    The entry is very small and there is no where to sit down. As you get older you need a seat for putting on, taking off shoes. I really don't like a bathroom coming right off the dining room where you are eating. I live in a one bedroom condo, that is around 600 sq feet and I love the floor plan I have.

    I love the floor plan too but I would prefer to have the access to den be from the dining area rather than the foyer. Having to go through the foyer every time I want to go in the den would be strange for me.

    Why oh why do builders continually out the toilet smack dab next to the bath tub? If there is spce enough between thm to put a chail or partition...something...its not so bad. Put the toilet away from the tub. They do 2 total different things one you clean yourself in the other you do yucky things in....you would think good hygiene would have been higher up on the ladder than saving money...just saying.

    I bought a two bedroom condo a few years ago in preparation for retirement that has a similar layout to this one minus the patio which I really wish it had. Other than that it is perfect. Built in 2007, it has the two bedrooms at opposite ends of the unit which is perfect. I've had people come visit and never even see or hear them some days since I get up early to go to work and go to bed early. Other things to consider when purchasing a condo, I got a ground level unit that faces north so it stays naturally cool in the summer. Also, I don't have to rely on an elevator since they do break occasionally.

    How about we stop treating housing like an investment and like a utility? Go earn your profits in the stock market, not on the backs of people priced out of securing their own long-term housing because of these "investors". Your home is supposed to be the place you live, not a money-making venture. Long-term appreciation that may benefit your heirs is an obvious bonus, but shouldn't ever have been the goal of buying a place to sleep at night.

      So the stock market does not earn profits on the backs of other people? The purpose of the stock market is just that. Earn money for the shareholders. Why else is there inflation on groceries, gas, clothing etc. Be grateful a landlord, took the risk, put up the money to build a place that you are now able to rent and enjoy.       It's counterintuitive, but the opposite actually happens. I'm not talking about those wall street companies scooping up tens of thousands of units at any price using cheap capital - those guys suck - but mom and pop landlords are generally giving tenants a pretty good deal (even if they don't know it, because they don't understand housing costs), and places that have cut them out have had dire consequences to their rent levels. Oh the Urbanity (I think it was?) had a video covering a place in the Netherlands, which made it illegal in one city to buy a property and not live in it. Rentals effectively died then and there, as while you could rent it out if you already owned it, new owners could not, and new owners are more likely to want to rent it out to recoup the purchasing cost. Supply dwindled fast. What happened surprised everyone - the prices rose significantly in the city, at triple the pace of the surrounding area that allowed mom and pop landlords. And while rent levels were fairly stable outside the city (rose a little bit), they went up nearly 60% within it. Eliminating landlords was like a gentrification nuke going off. Everyone renting simply now had a long commute into the city center, or had to pay up. I believe that this is because 1) rental investors try not to overpay, putting pressure on comparable sales and holding home prices lower than markets that only have home purchasers (which tend to be a smidge less sophisticated in their analysis), and 2) rental investors bring up supply by maximizing unit count, which puts pressure on both rent and home prices. (Rent drops by adding to supply.) (Home prices fall when comparables fall, and when better homes are available cheaper. Why pay $800k for 3bd 1ba with an unfurnished basement when a rental investor has reno'd a large home into a 6bd 3ba (4/2, 2/1 split) for $950k? ) Rental investors love to reno properties into being high quality, since this minimizes calls and maximizes tenant happiness, so it's good for everyone. Underutilized properties tend to move expeditiously towards the needs of the housing market, when in their hands. The opposite of this is probably your Mom, Dad, Grandma or Grandpa - all kids moved away, 2 people living in 3600sqft, not renting any part of it out because they don't want to have to deal with drama. They plan to live in their home until they die. Those people are constricting the supply, minimizing the amount of units coming online. We can do new construction to bring more units online, but that takes up more resources and is more expensive, plus permitting times can be years... or even a decade+; renos typically get approved much quicker, and are cheaper. It's a better way to solve the housing crisis. What would solve it all quite quickly is an underutilized housing tax, but people would argue that it unfairly targets seniors. P.S. I live in a town where most families have had their kids already go off to college and enter the world. I have a lot of senior clients here. I suspect that half of the homes between 2400sqft to 4000sqft only have 1 or 2 people living in them. Many also go south during the winter. We built big, and then stopped building, and now all the big floorspace is owned by people that don't want to deal with renters. What a dilemma we've built for ourselves!

    Interesting vid. Been shopping for my first home over the past year and looked at enough floor plans (freestanding houses, not apartments) and man .. Some people just should NOT be architects. Lots of shockingly bad designs, and often such that once built, there's really no way to remedy them.

    It's 4 months notice AFTER you've already received all permits. So from the date you're ready to go, you're basically waiting an extra 4 months waiting for the tenant to leave.

    If you are selling, just because you give notice for 120 days does not mean you must hold your closing off for 120 days. It just means the buyer will inherit that tenant until the conclusion of notice period. It also means they'd get the rent between the closing date and the end of the notice period. It's a challenge to be sure, but not necessarily a deal breaker.

    2 months is not enough. When somebody lives in an area, their children are going to the local school, their workplace might be nearby. The minimum should be 4 months. Do not invest in residential real estate if money is all you care about and you do not have any empathy for people. Go buy stocks or commercial real estate

      @@vert911 if they stop paying rent then you can give them an eviction notice immediately and legally you have the right to evict them in 10 days as long as you get a hearing with the RTB. Eviction for non payment of rent has nothing to do with this video and this discussion. It seems that you are confused. If your costs go up then that is on you. They are not responsible for your financial problems. You should have thought about your costs and tenancy regulations before buying a rental property.

Many tenants just don't leave, don't pay rent, and then when they eventually get evicted, trash your place. Landlords get nothing. I'll turn it around on you. Tenants are the ones that should think about stability and risk before they sign a lease for a rental, not the landlords. Landlords are doing a service, and like me, subsidize peoples rent out of forced philanthropy.

    Settling down as a ten year resident of Whalley to see what’s got everyone so upset over the neighbourhood. 😂 and figuring it’s gunna be a bunch of pearl clutchers.

      Yeah, there’s addiction here but it’s gotten way better with the efforts made by the city to offer help. Amazingly when you give people a way to get out, the majority do go for it. Still problems here and there but it’s on par with what you see in most city centres and hasn’t caused me many if any problems. And I walk everywhere! Probably a worse problem for business than regular people. I’m enjoying the neighbourhood and love seeing it get busier over time. I’ve been following the plan by Diane Watts since the get go, so knew this was a good place to buy. But that was ten years go! I’ve made my money already.
